Product Review-Why you should never buy Club Mahindra Holidays Timeshare Membership

Post Revised on Jan 1, 2011: This article tells you why this writer feels investing in timeshare holiday memberships may not be a wise decision (with all necessary analysis and evidence), with Club Mahindra's Timeshare life membership as example. [Only personal and analytical perspective here. Individual experiences may vary.]

Club Mahindra (Mahindra Holidays and Resorts India Limited) is part of Mahindra Group which is a 6.3 billion enterprise). Club Mahindra primarily own about 30 resorts across India and sell life memberships priced about 2-9lakhs + annual charges, under which members get to stay (Only if vacancy exists-No Commitment from Club Mahindra on this) for around 7 days a year at any of their resorts for next 25 years.

Before I go on to state why it’s not a good option to enroll for their life time membership, let me list what they claim to offer:
Club Mahindra As per Club Mahindra, by becoming their life member you get (refer CM ad/website) following benefits:
*7 days inflation free holiday at any of their resorts once an year for 25 years (Own a week at any club Mahindra resort for a week)
*Free 3 year membership to RCI and ability to enjoy international holidays at economic rates due to RCI affiliation.
*Flexibility to upgrade seasons and apartments
*Usually some entry gifts like Sony Bravia TV or free 3D/2N stay or other offers

*Invitation to member only events

Now this is what exactly they offer:

1. It is not a holiday package. All Club Mahindra offers is accommodation at their resort (subject to availability) for few days. You’ll have to pay for travel, food, site seeing and every other expense you might incur during your holiday. For a typical holiday, accommodation is only a part of the expense. So despite the membership you'll have to spend decent amount every year for holidaying.

2. Owning the resort for a week? I’m an owner if I have absolute power over something. I own a house if I have absolute power on the property (to sell, to lease, to rent or even to destroy). At Club Mahindra resort you’ll be one among several other guests. You're just allowed to use the rooms and don’t own anything there, sharing common utilities with other guests. There's absolutely no commitment if you'll get your yearly vacation. All depends on availability- how soon you can book and outsmart other members who'll be aiming for same unit.

3. Inflation free holiday !!!???: Mind you, the club mahindra timeshare holiday is not inflation free. Every year members will have to pay Annual Subscription fee (irrespective of usage, even when resorts r full and you're unable to get your week). This amount is is over and above the regular member ship fee which is in lakhs, described later and ranges anywhere between Rs. 8994 to 17717 (depending on Studio, 1BR or 2BR). This annual subscription fee may increase every year depending on Consumer Price Index and Wholesale Price Index. So the price a member end up paying will obviously keep increasing every year. (between 2007 and 2010, ASF has increased from Rs 6647 to 8994 for Studio Apartment and  13094 to 17717 for 2BR, roughly 10% increase every year-this provides for inflation and you'll have to pay for travel, food and other expenses at actual anyway).The Rs 9000 ASF might eventually increase to Rs 20000 an year say after 10 years. Hence, for the record, Club Mahindra membership is NOT inflation free.


4. Club Mahindra claims to offer five star accommodations but this can’t be validated. (only 5 resorts are RCI Gold crowned at the time of writing this post) If an ordinary well furnished apartment/Hotel unit is passed off as a five star accommodation how are you going to prove that it is or it is not a five star? Further, most of the Indians choose five star hotels only if the expense is reimbursed by their company. When they have to spend from their own pocket, they often choose basic economic accommodation. Staying at a five star place doesn’t make it a holiday and staying there may not be the sole objective behind holidaying. 


5. Why 25 years? 25 years is not lifetime! If I’m 25 today I may live up to 85 years and I may wish to holiday till I reach the age of 75. But Club Mahindra terminates my membership by the time I reach the age of 50. By life membership I should get benefit as long as I’m alive. Else it’s not lifetime membership. To be fair, even life time validity of a sim card is 20 years and life imprisonment offered by Indian court is not really till death. So may be we should not complain on this.

6. Why there's no commitment from Club Mahindra regarding minimum time required to ensure guaranteed booking? Why there's no compensation policy if all their resorts get fully occupied and members are unable to take holidays even if they have planned months in advance? (While a member can't expect CM to get him confirmed booking within 15 days notice during a popular season and at a high demand resort, CM shouldn't expect its members to plan their holidays 6-12 months in advance. If Club Mahindra has enrolled more members than the capacity of resorts, some of them will be guaranteed to be disappointed every year.  There has to be a SLA governed mechanism to ensure that all members get their share, without holidaying with Club Mahindra membership will be kind of luck based and equivalent of gambling.

2008 Data: For some 700 odd units Club Mahindra already had over 63000 members, which is nearly 2 times the capacity of resorts (No. of units (i.e rooms) * 52 weeks should be the max permissible member count, to ensure accommodation for all)) Also t
here were 51 Customer complaints pending against Club Mahindra amounting to Rs 5.62 million (As per detailed filed by Club Mahindra at SEBI for their IPO), mainly about false promises made by sales staff and not able to get accommodation.


7. Their commercials and sales staff are often known to mislead unsuspecting prospects by not revealing factors like ASF, how difficult it is to get a booking, cancellation terms, additional expenses etc. This is not a good, because many aren't familiar with the concept of timeshare membership, its pros and cons. They get fooled by exotic resorts shown by marketing staff and by the time they get complete picture, it will be too late to pull out of membership. (None of their front page ads mention ASF...)

CM agents are known to collect contact numbers of prospects in malls promising a lucky draw. Everyone will be called to the office later in the disguise of they having won a holiday, and elaborate presentations will be made to sign them up as members.

The official Club Mahindra website doesn’t mention how much their membership costs. The executives will not reveal the price till last moment. All these is probably because they’re sure the price will scare people away.

At the time of writing this post Club Mahindra lifetime membership costs anywhere between Rs 3,85,000 to Rs. 12,64,000 (and more, because this calculation is based on current ASF which keeps increasing every year). That is, Rs.1,60,311 to Rs 8,21,040 as membership fee (The exact amount depends on the season you choose to travel, the type of accommodation, number of EMIs etc) plus Rs. 2,25,000 to Rs 4,43,000 in annual subscription fee (That’s 9000*25 years to Rs 17,717 *25 years). In total, you’ll end up paying anywhere between Rs 3,85,000 to Rs. 12,64,000 all for accommodation, 7 days * 25 years=175 days. Meaning you’ll be paying Rs 2200 (during least popular tourist seasons with basic accommodation for 2 people) to Rs. 7223 per day of stay (in peak season for 2 bedroom apartment). Actual cost will be more than this as ASF increases every year. This is a relatively expensive deal because of reasons listed below

1. With the amount you pay as annual subscription fee (Say Rs 9000 per year), you can get a decent accommodation in hotels for 7 days. Why should you pay rest of the membership fee for? (say Rs 5350 every month as EMI for 36 months)

2. When you go on a holiday, most of your expenses will be on Travel, followed by food and accommodation. If someone is trying to sell accommodation as holiday package, better be aware.

3. While you have to pay lakhs of rupees as membership fee and keep paying ASF (irrespective of usage), Club Mahindra will provide confirmed booking only "
Subject to availability". They have no commitment what so ever and no refund/compensation policy. There's nothing you can do if they say "Sorry No vacancy. Better luck next time" . Ideally they should have an SLA (like if you book say 45-60 days advance you must get confirmed booking or else should get some compensation like extending membership by another year, waiving ASF etc). But dont expect all that with Club Mahindra.


4. Assume for 5-10 years out of your 25 year tenure you don't get to holiday with them (when they say all their resorts are full-which may even be vacant for those non members who pay cash), any cost advantage you may be having in becoming life member will easily get eroded.


5. I saw recently in a full page newspaper ad (ClearTrip or MakeMyTrip I can't recall), travel agents are selling holidays at Club Mahindra resorts at quite low rates. As a member who has paid several lakh rupees decades in advance, you would expect a lowest price guarantee and a minimum service assurance. Without these, you may regret later.


6. You may not need the luxury of a resort every time. Homestay industry is picking up fast and for a fraction of cost, a home stay in a remote place can give great holiday experience. 

How are the Club Mahindra Resorts?
I've experienced Coorg and Binsar Resorts. This and several other resorts are really good and offer a unique experience compared to typical hotel room. Because of the location and ambiance, they do make considerable difference in the user experience. However not all resorts are said to be of same standard. [I've also visited Munnar and Yercaud campus. Good ones again]

Other things you should know:

Seasons
Club Mahindra has classified 52 weeks of the year into 4 seasons
Pink: Extremely popular timings and seasons: Like New Year eve at Goa. The pink season is not open to members and are sold at premium rates. There’s no way you can plan a holiday if the time and destination combination is Pink. [Update: Observed that No of purple weeks are going up steadily- click here for 2012 week classification]
Club Mahindra week classification
Red: All popular tourist seasons are classified as Red. If you want to visit their resort during these popular seasons either you’ll have to pay extra or reduce your number of days of stay.

White: Normal seasons

Blue: Least popular season-The cheapest option but if you go to a place in blue season you’re likely to regret as you wont be able to make best of your holiday(for example you can’t enjoy in Ooty during rainy season)

Red and pink seasons make up nearly 50% of the year and only rest 50% is open for you if you’ve opted for white season.

Flexibility: If you increase the number of people, you’ll either have to pay more or will have to compromise on number of days of stay. If you’re going on vacation during peak season (say when children would be having holidays) again you’ll have to pay more and or reduce number of days. This doesn’t make economical sense as the choice you have is very few.(You can carry forward your holiday, advance your holiday, split your holiday).

Once you commit, you can’t cancel or pull out.(Initial 10 days within which cancellation in allowed will be lost before you face reality) You can only send someone else in your place. For the amount and duration involved in the contract, I feel customers should get time till they experience their first holiday, before cancellation time ends. Club Mahindra should offer some commitments from its side w.r.t cost and availability, without which
this membership is a long term obligation which doesn’t make much practical sense when you can just check in into any of the hotels with much ease. Taking one time vacation with Club Mahindra might be a risk free and better option than choosing a life membership.


Assess your style of holidaying:
What does a vacation mean to you? Some of us prefer intensive backpacking travel on shoestring budget, others prefer a remote place inside a forest, few might prefer a relaxed stay in a resort. The concept of relaxing at a resort is yet to gain popularity among Indians. For Indians, holidaying often means traveling a lot, visiting places of historic importance or places of tourist attractions etc. So evaluate all possibilities and options and decide if Club Mahindra Resorts are ideal for you.

The verdict: Club Mahindra is not a comprehensive and all inclusive holiday option. Don't fall for their temptations like Sony Bravia. There's no commitment to limit the membership in proportion to resort capacity. No commitment that week classification will change unfavorably for members, no commitment that if quality of service drops some compensation will be given. So after say 10 years, you'll have to plan holiday not as per your convenience but as per the availability of their resorts.Sales staff make all promises under sun, besides hiding negative factors, to convince you to sign up. It is your responsibility to stay off the trap. Proceed with caution.

Updates: Promoters of time share membership often claim that by subscribing to their schemes you get to enjoy tomorrows holidaying at todays expense. i.e. they claim hotel stay expense will increase over time and if you pay a lump sum amount and subscribe to their membership schemes right now, you will be protected from these hikes. However, there's no reason why hotel rates shouldn't come down after sometime. For example, air travel today is far more affordable than it was say 5 years ago. Similarly hotel stay may also become cheaper (like concept of no frills basic stay at minimum amount is already catching up) but Club Mahindra is unlikely to pass on such benefits if any, to you. 


So considering advantages and disadvantages, my recommendation is "AVOID". If you're still tempted to become member, try this first before committing lakhs on life membership: Find a known person (friend/co worker/relative) who is a member and take his/her opinion. Else take their one time holiday, visit their resort, talk to other guests there who might be life members, take their opinion and judge your own experience there and then decide. DO NOT take on the spot decision irrespective of what temptations their salesmen create (Like this offer expires today midnight)...

  3. This crook Claub Mahindra is still saying that the refund can not be possible due to it past 12 days instead of 10 days from the time they took the money out of my credit card. They took the money on 22nd of March and I received the card statement mid of next month. How shall I know that they have taken money. All these are just to cheat us. How to recover the money now from these cheaters?

    I've opted for CM's membership in January but rad this blog and requested for a reservation. Asusual I dint get any reservation then I lodged a cancellation request immediately.

    Since then I am repeatedly following up for my refund and till date it is in progress.

    Please tell me a way through which I can get my hard earned money back.

    If I invest 9lakhs even in Govt. bonds/ Post office yielding 8% (72 thousand is mine every year) and I have the freedom and choice of holidaying wherever I want.

    I feel you should send this article to TOI and other magazines for people to realize.

    I've not considered sending to magazines, because they can't write a negative article mentioning name. At the best they may say "a leading timeshare company". Also they get lots of ads from Mahindra group.

    Legally speaking their paperwork is clear to define what member gets and what he doesn't. Sales reps making false promises and unsuspecting prospects believing it is the root cause of most of the disappointments

    I'v read many of the bloggers puttin it down, that CMH is a Cheater, I agree with them as they feel they are duped, but as I had put it across in my 15th July blog that EACH PERSON NEEDS TO KNOW ABOUT TIMESHARE BEFORE INDULGING INTO IT...
    There's a simple reason to it & people who say we are not aware about TIMESHARE when signing up with CMH or any other such palyer, are just GREEDY People lured by the scintilating offers.
    Yes, CMH guys don't put across the entire timshare concept, but do explain some to the customer, you know why , bcoz the customer is more interested to hear the HOLIDAY part & SPECIAL OFFERS coming along the CMH package

    Shrinidhi : Tell me something if these people are tech savy to put down their blogs , then why can't they check what timeshare is before signing up with CMH.

    I'm no coutesean of CMH , the think only what I relent to the blogs is that why do people act as dumb when they are not ready to accept that they fell prey to the GREED.

    There was this guy who was from Mumbai, he agreed to the fact taht the offer was so luring that he almost ended up signing, nonethless he saved himself thanks to his prey of GREED negotiting the offers over & again.

  13. Dear all:

    This is the second time I've arrived at this blog and this time around, thought let me pen my thoughts. The first time was when I was in the process of deciding whether to sign up, and I read all the arguments and counter-arguments and THAT, precisely, helped me make my decision IN FAVOUR of Club mahindra. Even I waded through all the financial considerations on the blog, and acknowledged them to myself. Finally, the mind cribbed, but the heart said 'go for it'.

    When I come here the second time, I see more balanced views by members like Gbajaj and I see posts which make the whole air on the blog filled with cynicism. All I will say is, I have still not had an experience with CM that will tilt my judgement to this side or that, and post my trip in September to Mashobra, I would come back and post whether the trip was 'satisfying'.

    That said, even I have experienced difficulties getting reservations as soon as I signed up. So, what I did was go for the resort that was available in 1 case(September, Mashobra) and in the other case, plan and book really in advance because .....that's the way I plan my vacations!!! :) I called them in end-june and booked up Goa.

    Now I had another not-so-satisfying experience with Jaipur, which was my first CM trip. Though the place was good, the location was 30KM outside city and such other misses in service. So I complained big time to CM...I am sure others would have to. As a result CM seems to have excluded Jaipur from their offerings; it's heartening to know that.

    So, my request to all is to experience the whole deal and then make a balanced judgement.

    If my mashobra trip turns out to be crappy, ill come back and join you in lampooning CM :D ok?

  15. Madhu, if you have not gone through this blog before buying membership, you would had different (higher) expectation and more disappointment. Such blog/comments will force you to think/analyzes before buying it.

    No marketing guy is going to tell you that you need to plan much in advance . .. if you can not plan in advance/ you can not goto the resort which is free, then this membership is not for you Sir,

    Why not we expect balanced view from marketing guy, we will say that' how they are .. why not we accepts .. consumer are also like that .. in end you are benefiting from such blogs ..

    I hope at the time of booking you knew resort is 30km away.

  17. Well, resorts need huge chunk of land and most of them-club mahindra or otherwise, are located outside city in most of the cases... Would have been great if they can provide complementary transportation like many of the city hotels do. Else members usually end up getting robbed by local taxi/auto operators

    If you have any CM office in your city give it in written to them and take acknowledgment.

    I do not want to take it to personal level ..

    I thought you will give me much more detailed information on their business model, then those 6 and half lines on that link.

    Kash! yah itna saral hota .. then this blog page would not have been that big or there wouldn't been so many unsatisfied members.

    Those 6.5 lines says Customer has right to vacation for 7 days ..

    1) are these with no conditions? where he will go to know all conditions attached?

    2) How do I know they have enough rooms to fulfill this promises/member' right?

    3) In traditional Timeshare model, timeshare rooms have 100% utilisation (as vacant rooms can directly be attributed to a member) but business model which ClubMahindra follows, who take hit of this under utilisation?

    4) They issue so many 2 night stay coupons to prospective customer and conduct many employee events and other events involving outside people, are these usages replenished back?

    5) How many rooms are reserved for non members (Hotel/mixed use business)? They earned 17 Cr from hotel room sales last year this means effectively 102 Rooms are for exclusive Hotel/mixed use business, these must be in there top 5 resorts.

    6) How many rooms are available there .. against total vacation days due (remember they are allowing member to accumulate 3 weeks of holiday)?

    7) Do members know CM over book resort in anticipation of cancellation, ( I am not saying it is good or bad) do member know it ?

    8) many time people says they got reservation after fighting with CM .. how these fights generate extra room?

    If you know answer of these or can help getting it from CM, it will be great help.

    I to do not want to take it to personal level, neither against any other blogger...
    Lest complete the 6.5 Lines of mine, as per your questionnaire :
    1) are these with no conditions?
    Yes, the membership is with Conditions, the same are clearly specified on the app form signed with customer & he is given the Hard copy of the same, besides this customer is given a call by the Member Relation Officer, to cross verify all the commitments & clarify if any other required.
    2) How do I know they have enough rooms
    Whenever any prospect is approached, he is detailed about the rooms utility stock, as for knowing the adequate room availability, its known as Real Time Share, on this regard only CMH can elaborate clearly.
    For your reference you can approach any of the CMH offices to get the room stock details
    3) In traditional Timeshare model
    No, its not such the way you say, we have all our properties segregated in 2 parts , Member room Studio, 1 Bedroom , 2 Bedroom & Hotel Unit the other part.
    At times the Member part is filled, so the member is requested access to the Hotel Unit in which many cases members agree or probably at times decline , due to which they start cribbing.

    4) They issue so many 2 night
    See, first let me get it straight, point wise:
    2 Nights Stay; Are for complimentary offers distributed in accordance to new members or prospective buyers, in that case preference for bookings is given more to the new members as they have a choice to access all the resorts, but Prospective buyers are given access to only few resorts, which are clearly mentioned on the overleaf of the complimentary offer card that is also for business generation.
    Employee Events : They are conducted in Off seasons , when the visits by members are low, such as visit to Naukuchiatal in the month of Sept & Oct would be the lowest, reason there is rainfall day long, so we plan such activities.
    Other events: That’s always a Marketing & Branding activity, but here again it is in the lowest footfall season & for new business generation.
    5) How many rooms are reserved for non members (Hotel/mixed use business)?
    3% to 5% are used for the hotel/mixed business, the rest is for the members. No the earning of 102 Cr was not from the 5 top resorts, but from all the nationwide resorts, primarily stating the % share of rooms elaborated.

    6) How many rooms are available there .. against total vacation days
    As I said before TERMS & CONDITIONS are mentioned behind the App form filled, yes the customer can accumulate up to 3 weeks, but there is a condition which clearly states that up to 14 days he can utilize in one go, the rest can be again be accumulated with the next year.

    7) Do members know CM over book
    Why would CM overbook the rooms, mostly are their self owned properties, Frankly am not able to get your question right…pls, be specific?

    See, usually whenever you buy any services, the first time you have to fight your way to know the system, how it works, and then you mould the same way.
    No,its not true, that after the customer fights they get the extra rooms, at time , last moment cancellations also happen, due to which the availability is there, even though they accommodate the customers in the Hotel Quota.
    Other thing if you have all the customers approaching GOA in the month of May, where there are 250 rooms, how would you accommodate all the customers, you’ll either have to refuse or oblige some.

    It may not be fair on my part to enforce a judgment weather you should buy it or not. Decide it for yourself, after considering the following:

    What costs are covered and what all will be incurred separately. Get an idea of total expenditure and ensure that you're comfortable with it.

    Speak to one or two exisitng members (you'll find them in various internet forums, including this blog)- take their opinion on service, ease of booking etc.

    Note the conditions like only one weekend is allowed per year and similar other ones

    Then if you see some real value- it terms of cost/convenience/service etc go ahead. Else avoid.

First of all you do not get the holidays you want, and then they would lapse any holidays that you have accumulated beyond 21 days.

    It is not easy to get facts from Mahindra Holidays or get them realise their mistakes. First response will come fast but subsequent responses depends on how comfortable they are with the topic.

    Srinidhi and I have communicated with Club Mahindra before. For this questionier Club Mahindra Holidays IPO -Some Questions & Answers it took 2 month to get answer when following up with Ramesh and Aniruddha to get answer.
    Similarly I have had communication with other Club Mahindra top officials. I do not get point to point answer, It surprise me why Mahindra Holidays have practice of not including mail history in their reply.

    I can send you more detail on my conversation with Mahindra Holidays if you desire so.

    Inventory
    Instead of every one asking same question again and again... why not publish all relevant data.
    In any press release/article when ever Club Mahindra mention membership count and also room inventory, they are not excluding hotel units out of that or even units which are not yet operationalised (Ooty). Your room count is there in different documents available in public domain, But I Do not know …
    How many of these are Hotel Units and how many ST, 1BR and 2BR, what is Studio room inventory equivelent of it?
    How many members in each season, what is Studio room membership equivalent of it?

    Tell Customer:
    Season : Red
    Inventory Available: X number of studio equivalent weeks
    Membership sold /Outstanding weeks: X1 number of (< X) studio equivalent Weeks.

    Blanket figure are very difficult to interpret in ClubMahindra' business model.

    Inventory Used in promotion/other events, unused inventory.

    Any utilisation of room is utilisation only irrespective of it is in low season or high. Marketing & Branding activity has cost, every company do spend on these. So any inventory used in Marketing & Branding activities has to be replenished back.
    My both question are related to each other, I simply asked:

    Who take hit of resort under utilisation?
    Are promotion/other events usages replenished back? (Yes/No)

    (Unless you already have extra capacity matching that usages/under utilisation.)

    Revenue from sale of Vacation to Non members
    I said 17 Cr revenue translate to 102 room-years as per my over the envelop calculation. It is more then 10% of your room inventory.

    Per day room rent: 6500/-
    Revenue from non members 170,000 000/-
    Room days sold = 170 000 000/ 6500 = 26150 room days
    Inventory used = 26150 /365 Rooms = 72 Rooms

    You can not have 100% utilisation, let takes it @ 70%
    Effective room consumed in non member usages = 72/0.7 = 102 rooms.

    What % 102 is of your total room inventory?

    I have heard bellboy saying we are running into negative inventory during my visit to Munnar last year May. Also see this post:

    See membership rules 7.1 which say if Club Mahindra unable to provide accommodation against booked vacation they are liable to refund only 100% of rent /tariff of that room.

    Nothing good or bad about it...

    A marketing person will never mention about it...
    A consumer will not be able to interpret it even he has gone through the rules..,
    A critique will highlight it.

    Just want member/prospective buyers to know if this happens with you next time .. just take it in spirit ..

    Immediately i opted for cancellation for which i was told it was not possible since it was already one month old.At the time of signing contract we were not told about the rules and reglation about the contract nor any details brochure was handed to us.Now already i have opted for cancellation i would like to have my money refunded or request you to find any person whom i could sell it.I am ready to compromise on my payment since i am very much in need of the cash.I have been chasing the executives from mumbai but in Vain.

  30. The Club Mahindra model of holidaying is loaded against the member. I have now been a member for over two years. I have paid two ASFs and I have not availed any holiday for obvious reasons (they are not available). I kept justifying to myself that it was not a bad investment till I worked out the amount that I would be paying as ASF as it increases @10% per year. For everyones benefit, what starts out as 7300 Rs in the first year eventually becomes 71903 in 25 years and the total amount paid is 7,17,933. Add to it the principal amount paid alongwith the interest accrued, and then you realise that it is a poisonous pill sweetened by their marketing efforts which the unaware prospects are made to swallow. They are guaranteed to "die" as sooner or later they will realise that they will not get their money's worth. CM will continue to provide only for the "active members" and will continue to build permanent assets (read properties and brand image) as well as liquid assets (continuous cash flow).

    I think it is a brilliant business model as far as Club Mahindra is concerned and we need to collectively put a stop to its progress.

    There is genuine concern that most of those who have good experiences are (1) either those fortunate ones, who by mere statistical chance have got their bookings or (2) those who are connected to CM in one way or another.

    Many times it is said that only Hotel units are sold to non members, then why you have option of Deluxe, Super Deluxe etc... Etc... (4 or 5 type of room) choice for nonmembers? Now CM does not show them on site like they used to do before... but I think concept is still there...

    .... last moment cancellations also happen,

    I thought CM has waiting list concept. I my self have request to place my request in waiting list... so do CM by pass waiting list to accommodate such request?

    I take it just as an excuse from CM, I wanted booking in 1st or 2nd week of Dec, I approached CM in Mid August... no availability! Even booking 4 month in advance! Fact is all 26 weeks (just a rough number) of RED season are not equally in demand, so do customer' ability to book/plan much in advance is not equal. There will be a section customer who will always be able to plan much ahead of "other”... and book good week with in a season, however early the later group tries. So laggard will always remain laggard and keep accumulating days.
    As in previous comment... who take hit of underutilisation? These "other" customers?


    Fee income

    CM has devised a nice way for making fee money from their members... by way providing sister brand' (Zest) or sister concers' inventory to CM members. Why fee, when....
    1) There is no exchange happening
    2) CM is reducing it' inventory obligation.
    3) Both the entities are with in same top management.

  38. today i call up clubmahindra customer service to book goa for 2nights, but unfortunatly all club mahindra resorts are booked till Feb 2010 end. i checked for goa, poovar, ashtamudi etc, all of them are full till feb 2010 few units are available in coorge only, with out adding rooms clubmahindra proudly announced that they have crossed 1,00,000 (unsatisfied) member mark

    It seems Club Mahindra improving its processes. We took blue studio membership in August 2009 and paid a sum of Rs. 25,426 as initial payment. After this, I thought of checking for reviews on internet and came across your website. After going through various blogs I decided to apply for cancellation and did that. It was easy, just drop an email to feedback@clubmahindra.com. Got a call in reply asking for reason and confirming that my money will be returned in 30 days. And finally I received the cheque within the specified time period and with the complete amount that I payed. Thanks to you guys I could save my hard earned money.

  42. Someone said, they r getting the accomodation for 1000/-. How it is 1000 per day? ASF is about 10000 pa/-. If you take 50% chance of getting it - double the average ASF - it becomes 20000/-. What about membership of 4L. This will translate to membership of 16000 per annum plus the interest on 4L, which will be averaged to 50000 membership pa. Total you are paying 70000 for 7 days non flexible unguaranteed holiday - non flexible because, most of us even plan holiday one week prior to the holiday and that too is not guarnteed till last day due to many unavoidable circumstances. Per day you are paying about 10000 for this. If you add some value to the flexibility loss about 20% and raising per annum ASF by another 5%, it becomes more than Rs12000 per day and you may not be able use the planned holiday due to last minute plan changes. Altogether, it will cost you very high. Another loss of flexibility, you can not expect any holiday in the city centers, for spending some holidays for shopping and sight seeing other than just relaxation in the next 25 years after taking membership. So, you need to seperately plan for that, so for booking for 25yr instead of individual private booking, there is atleast 15 to 20% additional cost associated loss with it - so it is around Rs15000/- to Rs20000/-per day you are spending by going with M&M. To get this cost, you are forced to go for holiday all 25 Years. If you don't plan all years, the cost will go up further.

    This is for white. Red and Pink excluded. The calcution for Pink and Red, the cost will be about 35000 to 40000/- per day.

That means, there is good probability that 20 to 30% will be satisfied. With the same probability, about 70% get dissatisfied.

  50. looks like I am not clear - what I meant is:

    someone mentioned it costs 1000 per night with M&M vacations - looks like they just calculated on the basis of annual payment they are making to the vacation provider. They are not calculating the membership expense etc.

    On calculating the side effects (flexibility loss, not utilizing all 25 yrs, need of some holidays in city centers other than resorts etc.) and membership fee etc., it is coming to 20000 per night, that we are loosing, if we go with M&M 25year contracted/committed vacations.

    So with that kind of money, probably, we can privately book the resorts and have the convenience and flexibility without much worries with the M&M vacation management..

I was surprised that "satisfied users" use strategies to avail something that they are told they own. I never plan a holiday more than a week in advance - so I guess CM is certainly not for me.

    Dear Sir/Madam

    I am a member of Club mahindra. My membership no. is 1444996. I took this membership in february 2009. I want to cancell my membership now.
    But now I am feeling cheated by club mahindra.
    While selling this membership, the club mahindra executive’s misrepresented the facts and hides some facts to sell the membership.
    They told us (me and my wife) that I won a lucky draw . the fact is they never conducted any lucky draw. They call all the persons who fill up their coupens.
    Secondly, they misrepresented us that the offer was available for only that day and we had to choose at that particular time.
    Thirdly they told us about ASF, but never told that this charge will be increased every year.
    Forthly, they told us that only some families have been chosen by their centre for availing this offer.( Centre is situated at metro walk, rohini, new delhi).This is again a lie.

    They never told us that 60 percent of the cost of the membership is towards the admission fee that is not refundable.
    This is clear case misrepresentation and hiding of facts.

    I have paid Rs. 58000/- and now they are telling that if you cancel your membership, I can get nothing as my balance will be negative after deducting admission fee.

    They never told me how they calculate the admission fee. If one person have not paid the full amount of membership, how can they calculate admission fee on full amount?

    I want to tell you some facts about my membership. I have taken blue studio. I have paid Rs. 58000/- (approx) till now. I have never availed any facility from club mahindra.

    I mailed to club mahindra on 10th march 2009 to feedback@clubmahindra.com to cancel the membership and to refund my money.
    After one day I received a call from club mahindra that I can cancel my membership but I can not get any amount of refund.

    I further mailed to them but I received a call that I can sell the membership to any other person but if I opt to cancel I will never get anything from club mahindra.
    I am very surprised and confused for which I am paying so much when I am not interested in their membership at all. I have not taken any facility from them then why I cannot get my amount back.

    The way the club mahindra get its client is highly objectionable. As per the contract act also, if an agreement is done by misrepresentation, it is voidable at the option of the party who has been misrepresented.
    The agreement entered into by me and club mahindra is the outcome of misrepresentation of facts and fraudulent activity ( referring lucky draw, whereas there is no lucky draw etc.) of their marketing personnel. Thus it is not valid in law itself.
    Please help me to get out of this agreement and getting my money back from club mahindra.

    Looks like you are under some mis understanding. No where I've mentioned I'm a member. I've nothing personal against CM. Some of the resorts I've visited were great. However, the membership scheme doesn't appear to be fool proof and has some key factors which can cause inconvenience to members. Since beginning I've only been trying to bring it to the attention of the concerned, so that both parties can take required measures...

    I've been busy of late, hence not responding as quick as I used to, also lot of conversations are kind of repetitive in nature, already been discussed in comments above several times over.

    This sort of committed analysis on CM are priseworthy. Efforts made by you are really appreciated.

    Rather than investing lakhs, like my relative did and wasting money, I found a Lonely Planet India book (costs approx Rs.1000/-) is better, timesaving and comes with a variety of options.

    Like for Shimla they have options from Rs20 to Rs 20000/ night. And you can taste cuisines at good rates too.

  73. I became a blue member of club mahindra after one crook sells guy (Ismail) came and request me several times. After they took the payment, now they were not able to book me in any or their resorts within my preferred dates in the blue region of the table. Then within 5 days I realised that it is not for me and I requested to cancel my membership and refund my money since I received the welcome envelope 5 days ago. But now they are saying that it is 12 days past and I am not eligible to get the return since it is 12 days past instead of 10 days. Before taking the money, they were very polite and after they ate my 15 thousand rupees, they became different. They are kind of scam I found just to eat our money. Still I am fighting to get my money back. Now they are not returning the money. They just ate my 15 thousand rupees without giving me a single penny service. Very sad. Can anybody advise me where and how can I get some justice? My recommendation to everybody, not to be a member of Club Mahindra, it is a loosing concern.

    Please advise me how to get the money back.

    Club Mahindra people will allure you with promises, but reality is cheating. I recommend not to be a member of this scam. They cheated many people and you will be one of them if you subscribe

  75. Just attended a presentation and I was lucky to have this blog. And pity to those CM members who are caught in there trap and not able to get refunds.

    I think those people should file there cases in consumer court and get all the dues from Club Mahindra. Only then they will come to terms. They can't keep on doing like this. They have to have some min. service gurantee or else they should give full refund.

    I think we have consumer oriented organizations in india and one can also complain.

    Let's see what happens. Atleast it is better to fight than just waiting for CM to respond. One has full right for refund. They can't keep on cheating public like this.

    i am a member in CM with a white 1 BR, i tried making a booking in the red season but it failed miserably and later tried in white season in advance still it was a failure but when i checked up with them as a non member the rooms were available. The surprise was they also called back to confirm my stay.CM members are fooled miserably added to that members like me who have paid the entire membership fee at one shot.The worst part is we have commited on our payments but they dont have commitment on their accomadations and it is not 5* as they sated in their brouchers. I think it is high time they change their caption from "fun family forever" to " fooled family forever"

    Once you find a buyer/seller, both of you need to approach club mahindra for transfer of ownership. they'll charge about 1000 Rs and will facilitate transfer.

  85. Cancellation is allowed if applied within 10 days of date of realization of payment. If 10 days haven't passed yet, you can file for a cancellation and refund. Keep written records of these and don't do it on phone

  91. I too fell into their trap not just once but twice. I bought a Zest Membership (Buzz) in November thinking that in future they build more and more resorts and at that time I would not be able to aford the cost. Still my holday period has not started in Zest. I got a call from Club mahindra last month and i went there to just pick up the 2 nights free gift. I already knew whatever they explained about their properties. But they gave me a good offer (Later i got to know the offer is slightly modified and yet to receive) which attracted me towards CM. I told the marketting guy (Sunil Kumar M) that i have a Zest Mahindra package and is it possible to upgrade to CM Red package. He thought for a moment and said it is possible. I reconfirmed him again and again that all my money should be transferred to CM without any deduction and i don't want to loose any of my money. He said he knows a Zest manager and he can make that happen. So I signed up the package and after deducting the money he never picked the phone. I got a call from CM Customer care for confirmation of membership. I told them to cancel my membership (it was within 10 days) as the promise which Sunil has made was not yet done. After 10 mins that marketting guy came to my house to handover the gift vouchers. At that time he said don't disclose to the customer care about Zest membership, he will take through his channel. But once the recission period is over, he never turned or attended my call. I am still trying his mobile, he never been able to reach him. When I called through office phone, he picked and promissed me that he will come and meet me to resolve the issue. Now he is not even picking my calls. The sales team is a cheating team. They just want to enroll the members, after sales they don't even bother to see if the customer is alive or not. Worst business for Mahindra, it is going to bring down its reputation. I have not got / utilized any of the holidays / gift vouchers fro mZest Mahindra. I just want to upgrade from Zest to CM. Both are from Mahindra group of companies, please help me to get my money back. If any of the higher officials are reading my post please contact me for my membership details. Don't believe the marketting guys words, please ask them for written confirmation in company letter head.

  93. The problem with holidaying is that if you don't go for it, you don't know what you have missed. Same with CM
    I have been holidaying with them for last 5 years and have always got my reservations. As for planning your holiday, it is always the case whether its CM or some hotel, you need to plan.
    I also believe that with holidays, just counting money is a very narrow view. You should also factor in the experience and convenience. I have booked holidays with CM just two days in advance multiple times. Had a relaxing holiday without worrying about loosening my purse. Of course i have paid a big amount upfront, but when i get a relaxing holiday in the middle of a stressful month, its all worth it.
    My advice, stop valuing everything in terms of money.

I Animesh from Kolkata i have a blue membership of club mahindra (2196660)after 3 months i came to realize that this is a good way to suck general people blood. while making me a member they committed a unlisted numbers of support and facilities from them, but day by day they are decreasing one buy one. the problem i faced with them is first week of may i requested for my holiday booking to ooty for 3D/2N and after that 4D/3N to coorg and the communicating person assured me to do all tickets and no problem my booking will 100% confirmed, and now when i had completed all my travel tickets they are sending me a 3D/2N booking voucher to coorg. and when i am telling them this was not my request plz check it and give me the correct booking, they are replying if there is availability then it can be done. and for this i have to call them repeatedly they never informs me any situations and the marketing staff who was to communicate with me not atleast receives my call. and when i say them to return my money back they shows me a clause.
    they are taking money to give service. if unable to give service they should return the money of the customers.
    Please do somthing to aware people in mass volume not to get trapped with these club mahindra people's

  99. Hi enidhi Its been awhile since I wrote something, but must congratulate you once again for the most elaborate and detailed analysis of club mahindra timeshare membership. I would very much agree with what you have written in todays context. The escalating prices and the value for money, I think it would no longer be feasible to join CMH with the current set up. Would still like to to state the reasons why I say so and agree with enidhi. firstly I prefer the non peak season for my holidays and hence the choice of my membership was white 1 BR, which I got it for 235000 in jan 2007 plus 15000/- average asf for 25 years works out to Rs. 375000 = total Rs. 610000 . WHICH IS 1742/- PER ROOM FOR 2 PAX IN A STANDARD 3-4 * HOTEL aaginst the standard tarriff of Rs. 3000 - 5000 per night per room. This works AT AN @ 3750 X 2 ROOMS X 7 DAYS X 25 YRS = 1312500/- . So my justification in being happy and satisfied member for the value for money in my context is there for everyone to see. also I have had no issues with bookings / reservations of resort as per my choice. yes the cost of interest is not taken into account as interst earned for Rs. 610000 is @12 % Rs. 73200/- cancels the interest paid for 1312500 @6 % Rs. 78750/- PLUS the returns of fun & frolic and the contentment to be with your loved ones on an excillirating holiday.

    BUT YES ONCE AGIN I HAVE TO SAY THAT MY LOGIC OF VALUE FOR MONEY CANT WORKED OUT AT TODAYS PRICES AND NOT AT ALL WITH HIGHER SEASON (RED )

    Also, hotel rates do not always increase every year. They charge high during peak season and charge much lower in lean seasons. You can also get good deals at times in package tours, corporate discounts etc

    I am Vijay Kumar, holding Club Mahindra Blue studio Membership.I booked myself for their new Nawalgarh Resort for2nd and 3rd July 2011. On reaching there I was offered accomodation in Tent.I was told that no room was available. I had no other option but to accept. The tent was in bad shape.Hot water kettel was not working and no replacement was provided.AC was of vintage edition and hardly any respite. Swimming pool was not
    operational.The staff had careless
    attitude. I had planned for two days but had to wind up in one day.
    What they boast of heritage status is not true. the rooms seem to be the staff quarters of the Maharja.
    Real bad experience.

  105. Yes, i agree with the author. Mahindra does not provide value for money :

    1. It always reports room not available when the member wants and they sell the same in makemytrip.com.

    2. They charges the non member visitor at the rate of 1100 inr per day and the daily rate as per makemytrip.com is 5000 for example for a place in shimla

    3. Infrastructure and hospitality is no way equal to that of five star hotel as they claim.

    4. even they charge for the stay of driver to the vistors

    5. Food served is horrible that they cannot provide a good quality dahi in a place like shimla.

    I am the latest addition to thier DUPED list. My wife got a free coupon for 2days/3Nights. The same thing happened (as mentioned in your posts), this guy made us sit for a presentation. My wife was really thrilled at the mere idea of it. We ended up paying the downpayment (27,000/-). The real shock came after about a month, when we wanted to use the free voucher. DAMN, the guy who sold us the membership, his attitude towards us changed 180 degrees.He stopped picking up my phone. If the attitude towards a new member is like this, imagine what happens to older members !! For first couple of weeks I was thrilled at the idea of vacationing at these resorts, and used to check them out on the net. But after what has happened to me, I would never recommend it to anyone. These buggers are just trained to lure you (rather your wives) into the whole thing.

    Now, Nidhi, can you suggest if I can ask for a refund on the membership ? Or just end the EMIs ? and don't think about it ?

  111. Hi All, I have faced the same problem. I just happend to fill in a coupon and then all the things that people have shared happend to me as well. I am in Kuwait, and i have paid KD. 1375/- (rs. 2,30,000/-) for the 25 year membership. On receving my Member card the sales executive told me that she would be giving me a 3N holiday at Dubai, and said to confirm the date I wish to travel. Now on calling their office in Kuwait (ESR) i found out that that sales executive does not work there anymore. A new person who attended to my call that there is nothing as such as a free 3 days at Dubai as they dont have any property in Dubai. I am supposed to pay KD 63/- every year (Rs. 10,700/-) every year as ASF fees (at the time of enrolment it was KD. 41/-). And it seems if I default 2 years ASF fees then my membership will me terminated. So in order tosecure the KD. 1375/- I have already paid I need to pay 63 KD for another 25 years that would be KD. 1575/- (even more than the membership amount = Rs. 2,60,000/-). Just see this is how they cheat people. WHen I realised that it was pointless in continuing the EMI's somewhere in between i was told that as per the contract i will be sued in court if i dont complete my instalments. Since im in another country and to avoid such legal implications I continued paying them until i got this shocker about the ASF fees which have now doubled since i enrolled. The is a very professional way of cheating, and would like to request some authority to take strict action against CM and its employees and to close down such Organisations who just mint money and cheat mid-class people like us. I am so upset and depressed about the whole thing, i really dont know what to do. I feel like slaughtering the sales person who convinced me, but then finally he is just an employee who does his job and gets paid for it.

  115. Committing for 25 year membership for few years RCI benefits does not look good idea to me.

    If you are going for first time there probably you will like to visit as many places possible rather then relaxing for 7 days in a resort.

    As you have been aware of this product for some time now, you will be better judge of your situation. Buy it in second sell, so that if you have to sell this membership latter, you will not loose money.

It is natural that once we get the desired thing we are happy with the things but if we are not getting things we get critical . I will not get into that . I have been working in this Timeshare industry for the last 16 years and have worked with some international group too . I agree that not every company in India as far as this business is concerned is genuine .A lot of fly by night operators have come and left the market after making money , leaving the enrolled members with actually nothing . Be very careful in buying Timeshare . Its like any other business . Check out the company profile and since how long the company has been working in the same business . I would like to ask that how many companies you have seen who are working in this industry for the past 16 years or even 10 as a matter of fact . Not just that out of those how many of them have been actually adding up resorts every year . frankly speaking none besides Club Mahindra Holidays . Let me tell you one thing which should clear the doubts that the sales force or the sales person over committed or committed things that do not exist .Friends let me tell you that even if some sales person commits something which is not there THERE IS A WELCOME CALL TO EVERY MEMBER ENROLLED WHERE ALL THE THINGS ARE VERIFIED AND CHECKED AND RECORDED ABOUT THE FACTS OF THE MEMBERSHIP . Let us be fair and just not take out our frustration . This concept is exceptionally good and with Club Mahindra Holidays you are in safe hands . Your money is absolutely safe and with a little flexibility believe me you can have a wonderful holidays . Let s not be too rigid . There are families who are enjoying vacations year after year . They don t come up here and appreciate or tell you the good things of the membership . I am not an employee of Club Mahindra Holidays . I am into renting timeshare units only of Club Mahindra Holidays . I have a suggestion to make . I rent the members weeks from 18000 - 22000 for the white season . Take a week and check out the standards and facilities then think and inquire about all the pro s and cons of the membership .     Yes you are correct! I hope you are not promoting recent buy call on Mahindra Holidays (MH) from certain brokerage house.

    yes if Company is doing good then probably market is upbeat and rentals are high so sell your share and take vacation.

    If company is not doing good then probably market is bad, rentals are low. Take vacation on bargain price renting from open market.

    But real investor will look for best opportunity in market (you need not necessarily buy MH), earn good money and not worry about vacation expenditure.

  128. hey brothers, do 1 thing - Put the membership amount in a fixed deposit - 2,50,000.00 gives u 22,000.00 per annum. Add to it 11,000.00 which they charge annually, and (7*1000=)7000 which they charge wen u make a booking. Now add it all - 22000+11000+7000=40,000.00 Im sure u can book a better hotel in this budget wherever u go - just go wenever u feel like. AND UR MONEY IS IN THE BANK, SAFE.

    I have read all your comments on holiday membership.As you said by ANALYSING!!!! your views first thing how many countries you have visited on holiday, domestic how many properties you have visited? Immaterial of the companies. The way you have told about Indians holidaying habit how many people you have met and taken their opinion?. Just by having Management degree dsnt give any insight boss.If we apply your theory to our children education also it is same boss. If you keep it in bank you may get much more.But do u calculate it in same way?Please dnt be judgmental boss.If you dnt like dnt take thats it. Iam also IIM graduate having a decent job. Have 3 companies membership never had any problem.Only you have to plan in proper way thats it. If you lack planning nobody can help.

    Club Mahindra' has 40 holiday properties among 10s of thousand in India. Why should I limit my family to only those 40, where it is very difficult to get reservation. I can take them any where in same price. Pl do't put that carp that you will not get 5 star properties in same price. Neither their properties are 4-5 star nor overall experience.

    Also as a customer I do not want to be bounded customer of theirs who will keep adjusting with their ever illegally changing rules.

    If Srinidi' analysis is judgmental, so it be. He represents a view of a section who will agree with it. If you are not of that view pl enjoy you Club Mahindra Holidays.

    Go to any RCI five star properties its available with

    I've been fortunate enough to visit 6 countries so far other than India and have explored few hundred destinations so far. This answers the first part of your question.

    Irrespective of how many people I've met and taken opinion, this post itself has secured few hundred comments, most in agreement with my views. So this should answer second part of the question.

    Btb I don't have management degree. Whoever gave you that information is wrong.

    For children education, one doesn't spend from nursery to post graduation in one shot.

    Can you elaborate what 3 company memberships you have and how do you plan well to enjoy your holidays? I can plan 6 months in advance-is there any commitment from timeshare that if they can't confirm as per my choice indicated 6 months in advance, they'll give a compensation/alternate arrangement?

    Prankur: Sorry for late reply. Cancellation can be done within 10 days of payment only. After that, there's no provision, other than selling it in open market. What did you do?

    Rajeev: Thanks for the reassuring words. But do you agree all terms and clauses are designed to protect the company and not the member? Example: Why only 10 days cancel period? Why can't a member take an year, see how he can book/enjoy his holiday and then if not happy take a proportionate refund..

    Why can't CM limit the membership proportionate to inventory?

    Why can't they commit that they'll not change week classification for next 25 years (every year purple weeks go up)

    Why no talk of a compensation plan if CM fails to fulfill its side of responsibilities?

    Why should customer take all the risks and hope that everything goes well as promised?

    First you have to over come temptation, pushing and pulling by the Club Mahindra sales.
    Give your withdrawal request in writing and take signature on a copy. Even if you decide to continue it, buy it in second sales.

  140. Superb work. The interview with Club Mahindra mgt was just awesome... I am an equity analyst and was researching Club Mahindra. When I compared Club Mahindra with international resorts like Wyndham and Mariott Vacations I found that international resorts are way beyond customer friendly...International resorts member per room ratio is between 35-45, whereas for Club Mahindra its more than 65. Of late they have removed kitchen from all rooms and now provide only a microwave. Food expenses for a family of 3[2 adults one kid] is INR 2,000 per day per meal [Lunch expenses in Munar resort]. International resorts follow point based system and there is no restriction on length of day or season, of-course for peak season higher points are charged. More over they provide full kitchen in all their rooms....

    When I looked Wyndham last month I got surprised with the figures (as you have also quoted), while Club Mahindra claimed to be providing most flexible timeshare experience.

    Now they freely changes season classification, booking rules which is very troubling to members.

    If you are analyzing ClubMahindra look their 6 month and other older receivables.

  142. I had given Rs 26200/- on 18-1-2014. while booking for the membership only because the executive had given false statements to us i.e. the sight seeing expenses will be borne by the CM. and the food will be complementary and all.
    Therefore when he refused at all i asked them to refund my money, immediatly after one week. But asking for time till date nothing is done to refund my hard earned money. Tell us what to do to get back my money.

    you have not considered time value of money while calculating cost. Suppose you take white membership of studio, it cost rs. 275080 and suppose annual maintanance is rs. 11,000, its present payment at rate of 10% will amount to Rs. 384912. suppose you put fd with 10% interest rate per year you can spend rs. 38550. Now you can best holiday including flight and 3 or 4 star hotel with guranteed booking on any travel site. so why to spend in such membership where you have rare chance of getting booking.

    Even if you consider cost of Gymming with maintenance ...appears reasonable.

  147. I have following suggestions to be asked from Club Mahindra

    1--The year they dont provide the booking the Annual subscription should not be charged under any circumstance.

    2-- There should be a maximum cap on annual subscription charges at current rate I will not be surprised one may have to pay 50000 to 1 lakh as annual subscription charges to give an example my white season 1 bedroom had ASF of 900 rs in 1999 and now they demand rs 16000 ASF This is just ridiculous at this rate the same will be multiplied by 16 times !!

    3-- Club Mahindra should declare the ratio of number of members to no of weeks sold.I think the time share companies should have a regulatory body

    4-- Try reaching a Club Mahindra bookings which is nothing less than a nightmare. You are only connected to a call center who do not know a damn thing about resort or timeshare and if they put you on hold with music in the background and that it invariably disconnects and god only can save you to get reconnection because some other represntative will come on line and you will have to repeat everything.YOU NEVER GET TO TALK TO A REAL CLUB MAHINDRA EMPLOYEE !!!!!!!!!!!!!!! YOU CAN REALLY GET FRUSTRATED AND MENTALLY DEPRESSED PERSON.

    I THINK A REPUTED GROUP LIKE MAHINDRAS SHOULD NOT BE IN THIS CHEATING BUSINESS !!

    But they said that lead time had passed and I cannot get single penny if I cancelled now.

I pay on average ₹3000/ for a decent room and all included package in small towns and about ₹5000/ in bigger. CM may offer an option but you can go no strings attached holiday if you are a free bird. Your blog has confirmed my belief. Thanks

  152. I used CM coupon to spend 2N-3D at Derby Green Resort of CM this year.
    The + points are:
    a)Accommodation cost was only luxury tax of 600 Rs per day. Total= 2*600 = 1200.
    b)Quality of accommodation & its housekeeping are awesome.
    c)Location was 300 meters from Ooty Bus Stand.
    d)The night camp-fire program was awesome with music & dance but no food/drinks.
    The -ve points are:
    i)Cost of food is very high(almost 200-400%). Hence we went outside the resort for food.
    ii)Taxi charges at its travel-desk is very high(150-250%).Hence we went outside the resort to book taxi.
    iii)Spa charges is high.

    I am in support of the negative comments by most of the members. I am a club holder since 2012. The most important fact is that you need a holiday at your convenience not at club's convenience.

    Their club system in reference to red/purple/white or blue, gradually increasing membership without improving infrastructure and a >90% negative response on your request for a holiday leaves you with a feeling of betrayed.

    At the end, you are not able to get any holiday in your preferred date. Holiday is not only about going in a resort. Its about travel arrangements, flight/train tickets etc which you can't make in so advance or so spontaneous at their discretion.

    So, my sincere advice is to give it a chance only when you consider these risks. You feel enjoyed when you holiday.

    Its your hard earned money and your holidays. They should be spent in the most efficient way not at the mercy of someone whom we have graciously paid by getting befooled by charming pamphlets and cunning representatives.

  156. Appreciate efforts put by Mr Shrinindhi for the analysis made on the offering by CMH group. I am also one of the members of CMH. I recently availed the membership for white season and made the payments ( 3 emi and intial amount apprx 50k )so far. I though had gut feeling but took a calculated risk of investing in it and now reliase the CMH is typically acting as legalised scamsters who seem to be taking all advantage of customer who rely on their lucrative offers.Though i feel i have made a loss , but early warning is better then getting into major problem downtheline.
    It is highly important consumers to suit a case on such unscruplous offer which only end up benefitting the companies at the end of the day.
    I have been given an option to avail my complimentry holiday for some other dates then the preferred ones. I guess i will probably utlise the same for 09 members and then call it off for ever. Aleast i could utlise the amount i have invested so far from my nose against the so called complimentary stay .


    Never expected this from brand like MAHINDRA !

    Any thoughts !

  159. You will have 10 days cancellation period- drop a mail immediately to indicate your decision to cancel and request that any amount charged be refunded fully.

    Also call sales person/call centre and inform of your decision- may be record the call as well as evidence.

    If you have paid by cheque, ask bank to hold it.
